Buying a foreclosed home and facing some issues.?
My wife and I have been in contract for a foreclosed home located in the west. Somehow we thought buying a foreclosed home would be quick and not too complicated. But there have been delay after delay by the seller, an east coast bank (due to their lengthy decision making process). We have requested an extension once but there are some new issues :-
1) Our loan will not released the fund unless the seller fixed what they perceived as "health and safety" concerns suggested by the appraiser. The seller agreed. My wife and I have offered that we could fix them ourselves if the seller would agree to reduce a price by $ 5,000. But because of the type of loan we use, it does not allow credit at the closing, the seller proposed that the price to be the same but the seller will reimburse us for the cost of the repair at the closing. We are happy and willing to accept the deal. (We just want to move in to our 1st home).
2) Today we received the fax, in the addendum stated the new closing date which was sooner than we had asked for. It was rush but it might be doable or a little late. And it only stated the seller to complete the required health and safety repairs. It did not say anything about the agreement that we will find the contractor to do the repair and will be reimbursed at the closing.
The seller agent verbally told ours that we were to find a contractor to do the repairs and upon the completion of the repairs; submit an invoice to the seller. The seller then will issue a check to us at the closing.
My wife and I feel uncomfortable not having this agreement in writing. Our agent said he didn’t think the bank would refuse to pay for the repairs. But he also said he can’t guarantee either. To wait for a new written agreement from the bank will take another 7-10 days we knew it. And will pass the 2nd extension for sure. We both are working very hard to be prompt, reasonable, and not difficult buyers. But we also have our concerns. How should we address this? What are your thoughts on this? Any suggestions, please? Everything you wrote about happens all the time. I’m also a real estatea agent and have represented both banks (REO) properties and buyers with the same situations. It is true that the bank will reimburse you at closing. It’s just the way their system works. LOL they don’t pay me back for the utilities I’ve had to put in my name until the closing!!
One suggestion is to ask your contractor to be paid at closing. In other words you will pay the contractor when you get paid by the bank at closing. Lots of contractors will do this.

Revelation #1 – foreclosed homes are no longer the property of the "owners/sellers". East Coast Bank is seller – Your funds from your bank will not be used for purchase of home with health and safety issues. An appraiser from your bank must ok the repairs – contractor is only guarantee that repairs will be made correctly. You can’t make deals with occupants (who are no longer owners) You can only sue banks who are fiscally responsible for your purchase.

When financing any home, it must be "move-in ready". That is, no structural damage, roof intact, health and safety issue fixed, bathroom and kitchen fixtures in place and operational, kitchen cabinets installed and functional and in compliance with all building codes.
The bank isn’t going to take the risk of financing a home and the borrower find major problems that make the house uninhabitable and have the borrowers "walk away" from the loan. A licensed contractor must be used to make the repairs so that if they aren’t done correctly or to code, the bank and/or the borrowers have a recourse through the registrar of contractors in your state.
If the repairs are not completed, you can’t close because your lender is requiring the repairs to be completed. The statement "The seller to complete the required health and safety repairs" implies that the seller will also pay for those repairs. Make sure you get a release so the contractor doesn’t place a mechanic’s lien against the house if he isn’t paid for his work.
Buying a foreclosed property is not like buying a loaf of bread. ALL of the i’l must be doted, all of the t’s must be crossed as the saying goes.

What do you think the scholars of the bible would think of todays society?
Realistically the bible was written in a much different time to days standard and throughout the hundreds of years there no denying that there’s a strong possibility that is has been mistranslated and misinterpretated and used out of context.
For example from the best of my understanding there’s a passage in the bible that goes along the lines of "he shall not spill his seed". It was believed years ago that this was condemning masterbation but it has lately been discovered that it had absolutly NOTHING to do with a sexual act at all!
Using this example do you think the scholars are looking down from heaven (I can only assume that’s where they are anyway!) and if given the chance they’d be trying to tell people that that’s not what they meant! Realistically at the end of the day they’re the ONLY people who actually know what they were referring to and they have th true answers!

The bible was mistranslated on purpose because the scholars didnt want the people to know the truth.Jesus himself knew this, he told them they had veiled the truth, and thats why he had come to put it right.There are web sites that have transcripts of the real translations or parts of them.The religious leaders dont want the populace to realise the truth because it will do away with churches, and thus no more money for the fatcats living off the church.When Jesus said I am the truth , he meant he was telling the truth, but when holymen realised their livelihood would be taken from them, they had him killed.Moses himself veiled the truth because he didnt think the Israelites would believe it .Since then each church misinterprets it to meet their own purposes.

Along with Jesus, they would probably look at what people have done in their names and say that something sure got lost in the translation.
(For a good popular-level intro to the problems of manuscript transmission in the early centuries of the NT, read: Misquoting Jesus: The Story Behind Who Changed the Bible and Why, by Bart Ehrman. Lots of things get lost in the translation, and in the transmission, kind of like the proverbial telephone game.)
I’m not sure if they’d approve or disapprove of our societies and cultures. Most likely a mixture of both. The main problem would, I would think, be mutual misunderstanding–which would hopefully increase OUR understanding of how different their cultures, worldviews, and unspoken "taken for granted" assumptions were from ours, and give us insight into better interpreting the writings of these people.

bars are measures. in case you didn’t know, measures are, to put it very simply, the sections of music separated off with vertical lines. so, if you just count off 16 little sections of music, those are the first 16 bars.

At what point (if at all) would you pull the plug (or want the plug to be pulled if it were you)?
I’ve always said that if i were declared legally brain-dead or if machines were the only thing keeping me alive, i would not want to live that way. i would want a funeral and closure for my family. but this link makes me think otherwise….how many people have been declared "legally brain dead" but actually fully conscious?
Even if i’m fully conscious, I wouldn’t want to live that way. When I can no longer enjoy life, I will be ready to go home.

And in 23 years, this simple test failed each time? Something is not right here.
What is disturbing is he was misdiagnosed over and over again for 23 years.
And, think of this. If you were in that mans body for 23 years, unable to communicate, what would you want to happen? It also doesn’t indicate if he fed himself (doubtful, so he was tube fed) breathed on his own, possibly. What about quality of life for him now? He is 100% dependent on other people.

I read over both lists twice & I like the following:

After I read over both lists I selected which ever jumped out and grabed me. I like the sound of both of these.
The girl’s name is beautiful & feminine & regal sounding.
The "Isadora" part reminds me a some lady I saw in a movie where she was the queen, "Dakota" reminds me a someone who is a bit of a tomboyand doesn’t take any guff from anyone. The Claude is a strong surname of strength.
The Boy’s name I selected also just coincidentally happened to be #18 also.
"Palmer" is a strong masculine name & reminds me of a strong man who is not easily swayed.
"Logan" sounds like someone who is a close & trusted friend
"Claude" is a strong surname of strength.
